Design the circuit, not the rooms

Guests move hot → cold → rest, and they repeat it two or three times. If the cold plunge is across a corridor from the sauna, or the rest area has nowhere to put a towel, the circuit breaks and the room gets used once. We lay out the sequence first and fit the architecture to it.

Capacity follows from the circuit. A sauna for eight and a single plunge for one is a queue; two plunge positions per eight sauna seats keeps the flow moving at the evening peak, which in a lodge is the ninety minutes after the day's activity ends.

Plant, not appliances

Commercial means a plant room: generator, chiller, filtration, dosing and controls in one serviceable place, with isolation valves so one failure does not close the suite. It also means a maintenance log and a member of staff who owns it.

We specify what your team can actually run. A lodge near Kinigi with a two-person maintenance crew does not need the same control system as a Kigali city hotel with an engineering department.

What it does to the room rate

We will not invent an ROI number for you. What we will do is build the arithmetic with your own figures — your rate, your occupancy, your spa treatment pricing — and show which of the three cases it has to beat to pay back. If it does not, we will say so.
