Room for the whole sequence

Most plots here can take the complete arrangement — cabin, plunge, rinse shower and a shaded bench — without losing the garden. That matters, because the full sequence is what people keep using. A sauna on its own gets used twice a week; a sauna with cold water three steps away gets used most evenings.

Newer houses also mean newer wiring and, often, a supply that can be upgraded without rewiring the whole building.

Building while the house is finishing

A lot of work here happens on houses that are still being completed, which is the cheapest moment to do it. Drainage, a three-phase run and a level plinth cost almost nothing while the ground is open, and everything else can follow a year later.

Typical brief

A four to six person cabin with a covered deck, an aspen or basalt plunge, and a chiller niched into the boundary planting. Families here often ask for a bench big enough that two people can lie down, which sets the cabin at 2.4 m minimum internally.
