Home spa rooms for Rwandan villas: sauna, steam and plunge

A Kigali brief we have already built

For a residential resort in Kigali we built three villa spas to a single brief: in each villa, a sauna with a panoramic glass front stands beside a membrane-lined steam room behind full-height glazing. The glass makes the two rooms part of the house instead of two doors off a corridor.

Every part of those suites was made in our factory, dry-assembled and checked, then shipped and installed by our own crew. Ask on WhatsApp and we will send photographs of the finished rooms and a first budget for yours.

One wet wall, one plant panel

Our usual indoor layout puts the sauna door, the steam room door and the plunge along one wall, with a bench opposite and a rinse shower at the end. Every wet surface then drains to one line, the generator and the chiller sit behind a single access panel, and hot to cold is three steps.

Three services to fix before the plasterer arrives

• Drainage: a trap and a fall for the steam room, the shower and the plunge — adding them to a finished slab means breaking it.
• Extract: a mechanical fan on a run-on timer, ducted outside. An openable window is not ventilation.
• Power: a three-phase run for the sauna heater and separate circuits for the steam generator and the chiller, all back to the board.

Put those into the build drawing and everything after is finishing. Leave them out and the project begins with demolition.

Basements, top floors and glass

A basement is often the best room in the house for this: stable temperature, no direct sun, nobody overhead. The questions are whether the drains can fall to the sewer or need a pump, and where the extract duct comes out. On a top floor, a marble platform or a full plunge adds load, so the slab is checked first. Wherever the suite goes, full-height glass needs its allowance on the heater or generator — heater sizing at 1,450 m shows the arithmetic.

Small things you notice every evening

Warm light under the benches instead of a downlight in your eyes, a soft-close door catch, a heated towel rail so towels are dry by the next evening, and a shelf by the plunge for a glass of water. We draw them in at the start, because nobody adds them later.

Programme and budget

A complete villa spa takes 12–16 weeks from approved design to commissioning, plus the sea and road leg to Kigali. A one-wall suite with sauna, plunge and rest area is 11 – 22 million RWF; a full suite with sauna, steam room, plunge and plant behind one access panel is 23 – 48 million, supplied and installed with duty and VAT inside.
