Steam rooms behind full-height glass in Kigali

The steam rooms we built for a residential resort in Kigali are glazed from floor to ceiling, each one paired with a panoramic-glass sauna, one pair per villa and three villas in all. Glass that tall changes the detailing: the membrane turns up behind the frame and bonds to it, the threshold gets its own drainage so condensate does not creep across the bathroom floor, and the door leaves a measured gap for fresh air.

Membrane first, tiles last

We tank the whole room: liquid membrane over the slab, the walls and the ceiling, bandage tape at every internal corner and pipe penetration, and a flood test before a single tile goes on. The floor is screeded at 1:50 or steeper to the drain, because any flat patch holds water that eventually works its way behind the grout.

The ceiling is pitched or vaulted by 3–5° so condensate runs down the walls instead of dripping on a seated guest. Where a masonry wall is not available, wedi building boards — which we have supplied as an official seller since 2015 — give a light, waterproof substrate.

Choosing and placing the generator

Generator output follows room volume, then a correction for the finish: glass mosaic and porcelain warm quickly, while marble and other natural stone are thermally heavy and need extra capacity for the first quarter of an hour. We price both finishes with the generator each one needs, so a stone upgrade never arrives with an undersized machine.

The generator sits outside the steam room, normally within about 10 m, in a cupboard or plant space where it can be descaled without lifting anything. EOS and Sentiotec generators carry CE marking to EN 60335.

Extract, run-on and the smell test

A steam room needs a mechanical extract that runs after each session, on a timer, so the room is dry by morning. Without it the grout stays damp, and the first sign is a sour smell long before any mould shows.

Steam or sauna for a Rwandan hotel?

If there is space for only one thermal room, steam suits the widest mix of guests, including the many who find 85 °C dry heat unpleasant. Indicative prices

A 2–3 person steam room is 4.8 – 7.5 million RWF; a 4–6 person room with a pitched ceiling and run-on extract is 7.6 – 14 million. Both are tanked, tiled, supplied and installed, with duty and VAT inside.
