Building on rock

Terraces here are cut into rock rather than soil, which is excellent for stability and awkward for services. Drainage often has to be surface-routed or pumped, and fixings are drilled and resin-anchored rather than dug. We survey the drainage before the layout, not after.

The upside is that a plunge basin can be set into the rock itself and stay cool with very little plant — the stone does much of the work.

Lake air and cold water

Karongi sits close to Kigali's altitude and evenings on the lake are cool, so a plunge set into rock or shaded by the terrace holds its temperature with a smaller chiller than a lowland resort would need. A sauna looking across the water, with the plunge a few steps down the terrace, is the arrangement guests photograph — and the one they repeat in the evening, because the walk between hot and cold is short and sheltered.

Access and delivery

The road from Kigali runs west through Muhanga and then over the hills to the lake — paved, but long and winding, with heavy lorries crawling on the climbs. Crates travel strapped and padded, deliveries are staged so a lorry never waits on site, and we allow a day lost to weather in each rainy season.

Some of the finest plots are reached from the water. Boats run along the lake between Rubavu, Karongi and Rusizi, and for an island or a lakeshore site without a road we split the loads to what a boat can safely carry and land them at your jetty. A crated panel set moves this way far more easily than a one-piece tub.

Can a plunge be cut into the rock?

Often yes, and it is our favourite solution here — the rock mass holds the temperature and the chiller barely runs.

Do you provide spa operating documentation?

Yes: an operating manual, cleaning chemistry, a water-test schedule and a log book, plus two days of staff training.

Can materials come in by boat?

Yes. We split the crates into boat-sized loads, agree the landing point with you, and our crew carries them up from the jetty.

Can the lake fill a guest plunge?

We would not fill a shared plunge from the lake: guest water needs treated mains or borehole supply, filtration and an ozone or UV stage. The rock and the lake air still let a smaller chiller do the job.
