Access decides the design

Several streets here will not take a flatbed past the corner, and mature jacarandas overhang the ones that will. We survey the route with photographs before quoting and often build the cabin in smaller sections than we would elsewhere — more joints, more site work, but it arrives.

Where a crane is impossible, which is usually, panels are walked in by hand. We price that honestly as labour rather than hiding it in the cabin cost.

Embassies, guesthouses and boutique hotels

Kiyovu holds a concentration of diplomatic residences and small hotels near the Serena and the Marriott. For a guesthouse the calculation is different from a home: the room has to take a guest every evening, so we specify commercial controls, a timer and finishes that survive daily cleaning.

Heritage-adjacent plots also mean planning sensitivity. A freestanding cabin at the back of the garden raises fewer questions than an extension on the house.

Typical brief

A compact sauna and a steam room inside an existing outbuilding, or a discreet garden cabin under the trees. Hammams come up here more than anywhere else in Kigali — the clientele knows what one is.
