Access decides the design

Several streets here will not take a flatbed past the corner, and mature jacarandas overhang the ones that will. We survey the route with photographs before quoting and often have the cabin made in smaller sections than we would elsewhere — more joints and more site work, but it arrives.

Where a crane is impossible, which is usually, our crew walks the panels in by hand. That is priced honestly as a labour line rather than hidden in the cabin cost.

Embassies, guesthouses and boutique hotels

Kiyovu holds diplomatic residences and small hotels close to the Serena and the Marriott. For a guesthouse the calculation differs from a home: the room has to take a guest every evening, so we specify commercial controls, a timer and finishes that survive daily cleaning.

Plots near older buildings also call for tact. A freestanding cabin at the back of the garden raises fewer questions than an extension on the house.

Why a hammam suits the older houses

Kiyovu's older villas have generous rooms, thick walls and ground-floor slabs, which is exactly what a hammam wants: a marble platform and stone walls are heavy, and a ground-floor room carries the load without argument. An unused outbuilding or a garage at the back of the plot often converts better than a room in the main house, because the drain and the extract can be routed without disturbing the rest of the building.

A private hammam falls in the 7.5 – 16 million RWF band; a compact 2–3 person steam room is 4.8 – 7.5 million.

Typical brief

A compact sauna and a steam room inside an existing outbuilding, or a discreet garden cabin under the trees. Where trees and lanes rule out a large cabin, an infrared cabin inside the house is the fallback that fits through any door.

Guesthouses often choose steam over dry heat because it suits a broader mix of guests. A 2–3 person steam room fits into the footprint of a small en-suite bathroom, provided the drain can be reached and the generator has a cupboard within about ten metres.
